Objective of the loan
The amount of EUR 874 260 is required for the financing, which is being raised in stages. The loan will be used to purchase the mortgaged property: 8025/197672 part of the land plot with the address Vilnius, Parko st. 21, unique No. 4400-3899-6699, cadastral No. 0101/0064:158 in Vilnius cadastral area, total area of 19,7672 ha (the pledged part is 0,8025 ha), purpose - other (public purpose territories), and the building - Hospital, address Pergalės st. 36A, Vilnius, unique No. 1093-5005-8041, area - 1 478,67 sq. m, purpose group - public, main use - medical, which constitute a complete whole: a seamless real estate complex. This is a conversion project: the acquired building is to be reconstructed and converted into modern residential premises. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property. The amount which the project owner itself is contributing to the project is EUR 582 800.
About the project
The property is a piece of land and a hospital building located in the city of Vilnius, in the district of Naujosios Vilnios, on the territory of the Vilnius Republican Psychiatric Hospital, at the following addresses: Parko st. 21 and Pergalės str. 36A. The object belongs to a historical and urbanistically important part of the city, dominated by public buildings, green areas and healthcare infrastructure.
The land plot (unique No 4400-3899-6699) has a total area of 19,7672 ha, of which 8025/197672 (0,8025 ha) is being acquired and mortgaged. The plot is formed and registered in the Real Estate Register and its purpose is other. The land is used for public purposes, with the possibility of using it for industrial and warehousing facilities, as well as for communication and engineering infrastructure. The plot is fenced, adjacent to other parts of the hospital complex, with pedestrian walkways and access roads.
The building - hospital (unique No. 1093-5005-8041), located at 36A Pergalės Street, has a total area of 1478.67 sq. m. The building was built in 1935 and in 2014 it underwent major renovation, installation of engineering systems, renovation of the interior and facade. The property is registered in the Real Estate Register and is classified as a cultural heritage object - it is included in the Register of Immovable Cultural Property (code 43620). This means that any construction, reconstruction or management works may only be carried out in compliance with the statutory heritage protection requirements, ensuring the preservation of the architectural expression and the historical value. The building has an energy performance class E.
The building is currently not in use, is unusable and requires repairs and additional fitting-out works in order to make it suitable for use.
The property is considered to be a complex object, as the land plot and the building on it form a single functional unit. The land provides the conditions necessary for the operation of the building and the building itself is the main element of value. The interdependence of these assets means that they cannot be valued separately as independent assets.
In summary, the site is an integrated land and building system of historical and cultural value in a strategically located urban location. Despite the fact that the building is currently vacant and in need of renovation, its location, legal status and infrastructural solutions provide the conditions for a successful future use of the property.
