Objective of the loan
The amount of EUR 417 000 is required for the financing, which is being raised in stages. The loan proceeds will be used for the acquisition and the start of development of a real estate project - a complex of buildings for recreational purposes, located at Vytauto st. 12, Aleksandrava, Semeliškių mun., Elektrėnai d., Lithuania, with a total area of 1 349,46 sq. m., for which a technical construction project has been drawn up and a construction approval has been granted. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property to be developed. The amount to be contributed by the project owner himself is EUR 243 000.
About the project
The mortgaged property consists of a plot of land and a warehouse building registered thereon. The land plot, unique No. 4400-6116-0994, cadastre No. 7967/0001:1122, in Semeliškės k. v., has an area of 2.6232 ha, main use - other, use type - recreational territories. The plot was formed by merging previous immovable properties and cadastral measurements have been carried out. A 367,46 sq. m. building - warehouse is registered on the plot.
A technical project has been prepared and approval has been obtained for the construction of the object "Project for the construction of buildings for recreation purposes in Elektrėnai d., Aleksandrava, Vytauto st. 12". Type of construction - construction of new buildings, category of buildings - non-extraordinary buildings. The project specifies that the existing registered warehouse building is to be demolished, and a new recreational development structure is to be designed on the plot.
The technical design provides for the construction of 20 buildings: 18 recreational buildings, one storage building and one bathhouse. Each of the 18 recreational buildings has a design gross floor area and usable floor area of 74,97 m2 , a volume of 408 cubic metres, a number of storeys of one, a height of 4,30 m, an energy efficiency class of at least A++, an acoustical comfort class of C, and a fire resistance class of II. The total design area of the 18 recreational buildings is 1 349,46 sq. m. The design area of the storage building is 170,62 sq. m, the volume is 662 cubic metres, the height is 3,20 m, and that of the sauna building is 24,10 sq. m, the volume is 140 cubic metres, the height is 3,70 m. The total area of the buildings is approximately 1 544,18 sq. m, and the estimated density of the plot is 8,70 %, The designed recreational buildings shall be single storey, with overlapping roofs, oriented so that the living, dining and living areas have a visual connection with the surroundings and the water body. Each of the recreational buildings shall comprise a living room, a kitchen and a dining room, a bedroom-living area, a sanitary unit, a storage room and an outdoor terrace. The façades of the buildings are designed with a combination of structural plaster and thermo-masonry, dark grey window and door elements, and an overlapping roof with an adhesive coating. The structural solutions include drilled piles and monolithic strip trusses, ceramic block masonry load-bearing walls, ceramic block or brick internal partitions, prefabricated or monolithic reinforced concrete lintels, and reinforced concrete slabs for roofing. These solutions are in line with the concept of a modern, low-rise recreational complex integrated into the natural environment.
The site layout is oriented towards the integrated use of the recreational facility: a beach area by the water body, wooden terraces next to the recreational buildings, landscaped areas for quiet recreation, asphalted internal access roads, pedestrian walkways, parking spaces and local engineering infrastructure. Modern complex of low-rise holiday homes next to a water body, with landscaped shoreline, lime tree, lounge furniture, greenery, internal roads, playgrounds and recreational spaces.
Taking into account the registered use of the plot as recreational area, its direct position next to the water body, the complex of recreational buildings envisaged in the technical design, the high physical deterioration of the registered warehouse and its removal envisaged in the design, the best use of the mortgaged property is the development of the recreational area into a holiday home/short-term accommodation, a private recreation or a small resort-type complex next to a water body. This use is in line with the legal designation of the site, the natural environment, the design solutions and the direction of maximum realisation of the economic potential of the property. The independent storage use of the existing warehouse is not considered to be an optimal long-term use of the property due to its deterioration, the lack of engineering infrastructure, the recreational use of the site and the demolition envisaged in the project.
The attractiveness of the property is enhanced by the large, contiguous plot area, recreational use, direct access to a water body, natural and low-urbanised environment, accessibility from Vilnius, Trakai and Elektrėnai, detailed technical project documentation, modern low-rise recreational buildings of class A++, local engineering infrastructure and comprehensively planned recreational spaces. Additional attractiveness is created by the possibility to develop the territory in phases - as an individual holiday home rental project, as a joint accommodation and wellness complex, as a private club-type recreational facility or as an investment project focused on the sale of individual recreational units to final buyers.
From the point of view of liquidity, the coastal plots suitable for recreational development and within easy reach of Vilnius, Trakai and Elektrėnai, are attractive to target investors. The liquidity is positively influenced by the prepared technical project, the large size of the plot, the provided infrastructure and a clear development concept.
The property is a recreational land plot by a water body with a registered, but physically deteriorated, warehouse building and a documentation for the development of a modern complex of buildings for recreational purposes, ready to start construction works. The potential of the property is linked to the redevelopment of the site and the realisation of a recreational project. The waterfront location, sufficient plot area, low-rise architecture, internal infrastructure, recreational and beach areas provide strong prerequisites for investment attractiveness.
