• Building - Holiday house (with 5 sq. m. terrace, marked t1 on the plan), whose address is Vilniaus r. sav, Rukainiai sen., Kenos k., Senasalio g. 5, unique No 4400-4584-5069, total area - 25,33 sq. m;
• Building - Rest house, the address of which is Vilniaus r. sav., Rukainių sen., Kenos k., Senasalio g. 5, unique No 4400-4584-5072, total area - 36,21 sq.m;

Description of the pledged property

The property is located at the address of Vilnius r. municipality, Rukainiai sen., Kenos k., Senasalio st. 5. The mortgaged property consists of seven real estates forming a single real estate complex.

Rukainiai seniounia is an administrative-territorial unit in the southeast of Vilnius district municipality. Its centre is Rukainiai. It borders on Kalveli, Medininkai, Marijampolė, Rudamina, Nemėžio, Šatrininkai and Mickūnai municipalities. It covers an area of 14 360 ha, of which 8 472 ha are agricultural land, 5 744 ha - forests, 144 ha - water and other areas. There are 60 villages in the territory of the municipality.

Rukainiai district is characterised by a beautiful natural landscape. The Kruopinė geomorphological (326 ha) and Kena hydrographical (166 ha) reserves are located in its territory. The Rukainė stream flows through the municipality. There is a site on the territory of the municipality - Kreivoji pieva, which is included in the Catalogue of the Ancient Lithuanian Sanctuaries.

Rukainiai municipality is located 17 km southeast of Vilnius, on both sides of the Vilnius-Medininkai road. There is a secondary school (established in 1975), a kindergarten, a newly built dispensary, a cultural centre, a forestry, and other public facilities. Kena is a village in Vilnius district municipality, 10 km from Rukainiai.

The location of the mortgaged objects is, in the opinion of the valuer, favourable for recreational-residential use. The plot is located in a quiet area, close to an asphalted road, the Minsk highway, good access to all districts of the city both by car and by public transport. The surrounding area is dominated by residential properties. Access to the mortgaged property is via an asphalt road. Distance to a public transport stop is approximately 50 m.

The mortgaged property forms a complete unit.

Nordstreet takes the following measures to ensure a safer investment:

• The loan to value ratio of the project will not exceed the LTV ratio provided in the project description, including in cases when the project will be financed in stages.
• If the required amount of funding is not collected before the start of the project, all investments will be returned to the investors. Upon application by the Debtor, the financing may be considered to have been successfully completed with a smaller amount collected, the financing of the project may be divided into several stages and / or the financing period of the project may be extended. In these cases, Nordstreet informs the funders and publishes the information on the completion of the project with a smaller amount, the division of the project funding into several stages or the extension of the project funding period on its website together with other information about the project.
• By investing in a project, financiers acquire rights of recourse (claim rights). Nordstreet may provide the financiers with the possibility to transfer these claim rights to other users of the platform on the Secondary Market in accordance with the User Terms.
• The activities of UAB Nordstreet are supervised by the Bank of Lithuania and UAB Nordstreet is included on the Public List of Operators of Crowdfunding Financing Platforms administered by the Bank of Lithuania.
