Objective of the loan
The amount of €196,800 is required for the financing, which is being raised in stages. The loan will be used for the development of two freehold land plots with a total area of 3,3167 ha located at Pramonės g. 21A/21B, Statikai, Deltuvos mun., Ukmergė d., Lithuania: change of the use of the land plots to residential use, subdivision of the territory into 29 separate plots of 10-13 acres, and the design of a housing estate and the installation of outdoor engineering communications. The loan will be repaid from the proceeds of the sale of the plots of land prepared for residential development or by refinancing it with another financial institution. The amount to be contributed by the project owner for this project is EUR 114 800.
About the project
During the development of the real estate project, it is planned to develop the site as a closed or clearly structured single-storey single-family housing estate with the following design concept: internal paved roads, lighting, pavements, communal and individual green areas, separate plot entrances and a main entrance from the outer street. The site will comprise a neatly planned block of 29 individual plots with a total land area of 3.3167 ha, which is identical to the total area of plots 21A and 21B of Pramonės Street, registered in the register.
The property is currently a complex of two plots of land with a total area of 3.3167 ha, forming a complete functional whole. The first plot, located at Pramonės st. 21A, Statikai, Deltuvos mun., Ukmergė d., has an area of 0,5241 ha, unique No. 4400-0713-7937, cadastre No. 8112/0001:652, Deltuvos k. v.; its main use is Other, and its main use is Industrial and warehousing object territories and Commercial object territories. The second plot, located at Pramonės st. 21B, Statikai, Deltuvos mun., Ukmergė d., has an area of 2,7926 ha, unique No. 4400-0713-4145, cadastre No. 8112/0001:651, Deltuvos k. v., and its main purpose of use is also Other and its use types are industrial and warehousing facility territories and territories of commercial facilities. Both plots were formed by cadastral surveys, the ownership is registered in the name of the Borrower as of 9 March 2026 in accordance with the Sale and Purchase Agreements No. RS-1568 and No. RS-1573.
The concept of development of the area is a block of 29 single-storey individual houses. The total area of the site is 3.3167 ha, 29 separate plots of approximately 10-13 acres are envisaged, each of which is to be developed with a modern architectural design of a single-storey dwelling house of approximately 140 sqm. The layout of the typical house provides for the following living and ancillary spaces: a living room and a kitchen area of 47.5 sqm, bedrooms of 15.2 sqm and 13.6 sqm. m, a cloakroom of 4,6 m², bathrooms of 6,0 m² and 5,5 m², a boiler room of 5,0 m², a vestibule of 6,0 m², a corridor of 9,5 m² and a garage of 22,5 m². The concept includes asphalted internal roads, lighting, pavements, planting, private courtyards and a coherent architectural character of a modern block. This vision could be attractive for a residential developer.
The attractiveness of the property on the market is enhanced by a number of key factors: the large, homogeneous area of 3.3167 hectares, the possibility to develop the property in a comprehensive manner, the proximity of the main transport link, the presence of engineering infrastructure protection zones, indicating the proximity of the communication networks. In its current documented state, the property's realisation prospects and liquidity are most closely linked to the commercial, industrial and warehouse development market.
