Description of the pledged property
The pledged property is located in Ukmergė d. mun., Deltuva, Statikų vil., Pramonės st. 21, LT-20123.
The territory of Ukmergė district municipality is located in the middle of Lithuania, bordered by the municipalities of Širvintos and Jonava in the south, Moletai to the east, Anykščiai and Panevėžys in the north, and Kėdainiai in the west. The distance from Ukmergė to Vilnius is about 75 km. The mortgaged property is located in the village of Statikas. Statikai is a village in the central part of the Ukmergė district municipality, by the Storė river, between the roads 145 Kėdainiai-Šėta-Ukmergė and A6 Kaunas-Zarasai-Daugpilis, actually a western suburb of Ukmergė about 3 km from the central part of the city.
The surrounding area is dominated by undeveloped plots, with a few business/industrial objects. The nearest developed social infrastructure (kindergartens, schools, shops and other shopping and service facilities) is located in Ukmergė, about 2-3 km away. Public transport from Ukmergė city is available to the area.
From the centre of Ukmergė city, the most convenient access to the mortgaged property is via Deltuvos street (approx. 3 km), from which you can turn to the unpaved Pramonės street. Access is good - all roads to the mortgaged property are asphalted, except for an unpaved road section of about 250 m. The nearest public transport stop is located about 350 m away, at Deltuvos street. There is a bus stop 1-2 times per hour. Transport links are moderately convenient.
Factors affecting:
- Fully developed social infrastructure within walking distance;
- Small distance to the centre of Ukmergė;
- Good accessibility by individual transport;
- Moderate accessibility by public transport;
- About 250 m of unpaved road;
- Proximity to industrial facilities.
The location of the mortgaged property is good in the opinion of the assessors.
The mortgaged property consists of four immovable properties: 0,7166 ha of land; 350,28 sq.m. of total floor area of a dwelling house; 265,39 sq.m. of total floor area of an outbuilding; 85,00 sq.m. of built-up area of a bathhouse. The mortgaged assets form a complete whole: a complex of a single-family dwelling house, a farm building with a bathhouse and a plot of land. The full functioning and realisation of the property is possible only for all elements of the pledged property together.
The land plot is used for other purposes (use: territories of one- and two-family dwellings), the dwelling house is used for one-family dwellings, the farm building and the bathhouse are used for an auxiliary farm. The dwelling house and the farm building are used for their intended purposes. The bathhouse is not yet used for its intended purpose.
After analysing the project documentation and the future perspectives of the property, the assessors found that there is no appropriate alternative use of the mortgaged property. In their opinion, the mortgaged house complex would be best used for residential purposes.
The most likely potential buyers of the mortgaged property are private individuals who intend to acquire the mortgaged property and use it for their own purposes (residential use) and for their own business activities.
