The purpose of the loan
The financing requires an amount of EUR 300 000, which is raised in stages. The loan proceeds will be used for the acquisition and 100% completion of the real estate property Building - Residential house with land plot with address Trakai, Plento st. 5A, Lithuania. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the real estate. The amount to be contributed by the project owner himself is EUR 175 000.

The mortgaged property consists of a plot of land with buildings located at Trakai, Plento st. 5A. According to the data of the Real Estate Register, register No. 44/1468943, the type of the register is a land plot with buildings, the date of the register is 28-11-2011. The mortgaged land plot with the unique No. 4400-2251-2354, cadastre No. 7977/0003:749, Trakai city, is used for other main use, the use type - territories of one- and two-family residential buildings. The area of the plot is 0,1812 ha, of which 0,1697 ha are agricultural land and 0,0115 ha are water bodies. The plot is irregular polygonal in shape, landscaped, planted, fenced and has a water body. The plot is adjacent to similar properties and access to the property is via Plento Street. The property is landscaped with lawns, planting, a decorative water feature, a lime tree/recreation area by the water, a fenced area, an automatic gate and a hard-surface driveway. Such elements increase the residential and recreational attractiveness of the property, as the property functions not only as a residential house, but also as a quality individual recreational and living space.
The building on the plot is a residential house, unique No. 4400-2260-4959, purpose group - single-family dwelling and semi-detached dwellings, main purpose of use - single-family dwelling. The building is marked in the plan as 1A1/b, the category of the building is non-exceptional, the number of storeys is 1. According to the data of the Real Estate Register, the total and useful area of the building is 243,28 sq. m, the volume is 1080 cubic metres, the built-up area is 299,00 sq. m. The report indicates that the area of the building, as determined during the actual inspection, is 241,48 sq. m, and the difference with the area registered in the register was considered to be negligible as it is about 1,8 sq. m, i.e. less than 1 %.
The completeness of the building is indicated in the Real Estate Register as 32 %, However, the assessors noted that the building was found to be fully completed at the time of the actual inspection, which in fact corresponds to a completion rate of 100%. It is also stated that the cadastral survey file prepared on 22.04.2026 shows the building to be 100 % complete, and therefore the actual condition relevant for the description of the mortgaged property is that of a completed, operational dwelling house. In the opinion of the appraisers, there are no legal, technical or administrative obstacles to the registration of the building's 100% completion in the Real Estate Register.
The structure and equipment of the building are in good condition. The foundations are of reinforced concrete, the walls are of blocks with clinker tile finish, the flooring is of wood, the roof structure is of wooden pitched roof with ceramic covering. Flooring - parquet and tiles, ceiling finish - paint, windows - plastic frames with double glazing, doors - wooden, wall finish - paint and tiles. Utilities: heating - individual central heating system, water supply - local, sewage disposal - communal. The condition of the mortgaged property is assessed by the valuers as good.
The house is spacious, furnished with high quality materials, with large window openings, bright living areas, a living room with fireplace, a spacious kitchen and a dining area, sanitary units, bedrooms and a sauna/bathtub area. The interior features wooden floors, stone or similar type of tiles, modern kitchen equipment, large windows overlooking the courtyard and the natural environment. The exterior shows a single-storey detached dwelling house with garage door, neat facade, clinker and light-coloured facade panels, pitched roof and landscaped surroundings. These features allow the property to be considered as a higher attractiveness individual dwelling house on the market of Trakai.
The best use of the property, taking into account the type of use of the land plot, the purpose of the building, the actual level of fitting out, the location in Trakai, the natural environment, the landscaping of the plot and the existing built-up area, is the use of the property as a single-family residential building for the purpose of permanent residence, family dwelling or for the use of an upper-class holiday/second-home property. Alternatively, given the recreational attractiveness of Trakai, the site may also be attractive as a representative holiday residence, but the principal and most legally appropriate use is residential single-family dwelling.
The attractiveness of the property is determined by several key features: good location in Trakai, convenient access to Vilnius, quiet and naturally attractive environment, landscaped and fenced plot with a water body, spacious single-storey dwelling house, good actual condition of the building, quality furnishing, sauna/sauna, garage and parking possibilities, recreational environment and sense of privacy. An additional factor of attractiveness is that Trakai is in demand not only for permanent residence, but also for recreation, so the potential buyer audience is wider than for a typical detached house in a less exclusive location.
