Pobjective of the loan
The amount of EUR 1 173 300 is required for the financing, which is to be raised in stages. Part of the loan will be used to refinance an existing loan with another financial institution and the other part will be used to start the construction of a real estate project "Filleo Home", i.e. a housing estate of 60 one- and two-family houses. The loan will be repaid either by refinancing with another financial institution or from the proceeds of the sale of the property under development. The amount to be contributed by the project owner himself to the project is EUR 800 000.
About the project
The plot array consists of 35 plots of land. The land use type of 30 plots is territories of single-family and semi-detached residential buildings, one plot - territories of commercial facilities and four plots with the use type of territories of communication and engineering facilities. All the plots form a complete whole - a residential quarter with a plot for commercial purposes and plots for communication and engineering communications servicing for the construction of a block of residential houses.
An ambitious residential quarter development project is planned for the territory of the mortgaged land plots located in Palanga, at the addresses Klevų 8th st. and Hipodromo st. 64. The area belongs to the borrower, UAB Privataus turto fondas, and is formed according to valid cadastral measurements. All land plots are registered in the Real Estate Register, are undeveloped, but fully suitable for construction.
The project is being developed in a strategically convenient location - in the southern part of the city of Palanga, in the territories of the Vilimiskė and Nemirseta subdivisions. The area is characterised by a quiet, green "character", which, together with its proximity to the city centre and the Baltic Sea, creates extremely favourable conditions for residential development. It is within easy reach of the main arteries of the city - the Klaipėda-Liepoja motorway (A13) and the Šiauliai-Palanga road (A11). Palanga city centre is about 2.5 kilometres away, the airport is about 7 kilometres away and the sea is about 3 kilometres away.
The project envisages the creation of a modern settlement with a fully developed infrastructure. The estate is designed around a central pond, around which a circular street system is planned, providing access to all plots and space for green and recreational areas. The area includes common recreational spaces, children's playgrounds, pedestrian paths and recreational areas. The plots are connected by asphalted streets with lighting, and utilities and engineering services such as electricity, water supply, sewage disposal and gas are provided nearby. The whole area will be suitable for both permanent living and recreational functions.

The two-storey buildings have clear volumes, pitched roofs and facades combining wood panelling, clinker and plaster finishes. Large stained-glass windows are oriented towards the courtyard, providing natural light and a connection with the natural environment. Each plot will have its own private courtyard, terrace and parking spaces, and the layout will ensure a high level of privacy and comfort.
The development has been designed so that each resident has the opportunity to enjoy a harmonious, safe and comfortable living environment. Green spaces, pedestrian and cycle paths are integrated into the environment, while the common area includes recreational pavilions and community areas. The project is characterised by a well-thought-out urban structure that combines the convenience of private life with a spirit of community.
The location is well connected to the city centre and key facilities. The surrounding neighbourhoods already have existing residential buildings, public institutions, shopping and service centres, thus integrating the site into the naturally growing urban fabric of the city. The planning of the area is carried out in accordance with the Palanga City Master Plan, which envisages the development of the area as a residential and recreational area.
The mortgaged property comprises thirty plots of land in Klevų 8th Street and one larger plot of land in Hipodromo 64 Street, where commercial infrastructure is planned, i.e. a small recreational or service area complementing the residential complex. This structure ensures a functional balance between the residential environment and daily amenities, from services to recreation. The property meets all the requirements for residential areas and is suitable for construction and development activities.
The aim of the project is to create a modern, aesthetically pleasing and convenient residential area that meets the needs of both permanent living and recreational housing. The project is characterised by a clear urban logic, high living comfort and investment attractiveness, reflecting the current market trends in the Palanga region.
