Pobjective of the loan
The amount of EUR 44 200 is required for the financing, which is being raised in a single round. A part of the loan proceeds will be used to pay for the real estate purchased by the borrower - a plot of land with the address Armališkių st. 5H, Kaunas, Lithuania, area - 0,1457 ha, unique No. 4400-1454-7947, cadastral No. 1901/0294:750, Kaunas m. cadastral area, purpose - other, use - residential territories, use type - construction of low-rise residential buildings, the other part - for the commencement of the construction works of the real estate project, i.e. a two-storey, 324.60 sq. m total area block-built residential building, for the construction of which the building permit is obtained. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property under development. The amount to be contributed by the project owner himself is EUR 23 800.
About the project
The land plot has been created by cadastral surveys. The plot is currently undeveloped with buildings/structures. The plot has a close to rhombic shape and the terrain is flat. The territory of the plot is not fenced, the landscaping is not landscaped. The plot is bordered by undeveloped and developed plots and an access road. Building permit (cadastral mark) issued on 6-11-2008. The permit was issued by Kaunas City Municipality Administration. All engineering utilities (electricity, water supply, sewage, gas) are located next to the land plot. A plan of the plot is provided in the appendices.
According to the building permit, the plot will be used for the construction of a two-storey low-rise dwelling house for year-round use. The plot has a built-up area of 258.40 sq.m., the area of the two flats is 162.30 sq.m. each, the total area of the building is 324.60 sq.m. The number of parking spaces is 2.
The house is designed as a single-storey house with an attic and a pitched roof. The foundations are built on pilings, the exterior walls are made of ceramic blocks, and the exterior is insulated with non-combustible stone wool thermal insulation. The exterior is finished with clinker bricks, joined with larch panelling and mineral plaster. The partition between the first and second floor is reinforced concrete. Both parts of the house are divided into living space - kitchen-dining-living room, study-bedroom, WC, garage on the ground floor, bedrooms and WC on the first floor.
Gas heating, water as heat carrier. Ventilation is natural. The water, sewage, drainage and electricity networks of the house are connected to the engineering infrastructure of the quarter.
The property has not become an integral part of any other property, is not dependent on it and can be disposed of on the market without adversely affecting the value of the property as a separate property unit. The appraisers have analysed the current condition and future prospects of the property and have determined that the highest and best use of the property would be for the construction of a residential building and that alternative uses are not appropriate given the existing use and location.
