Purpose of the loan
The amount of EUR 60 000 is required for the financing, which is to be raised in one stage. Part of the loan will be used to refinance the existing loan and the other part will be used for the design of a commercial real estate project at the address of the Vilnius District, Nemėžio Municipality, Nemėžio vil., V. Sirokomlės str. 54 and 54A, as well as for the design of other works required for the obtaining of a building permit. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property to be developed.
About the project
The real estate complex consists of three plots of land located in Vilnius District, Nemėžio Municipality, Nemėžio Village, V. Sirokomlės str. 54 and 54A. Two of them are close to quadrangular in shape, the use type of which is other (territories of commercial purpose objects), and the third one is irregular in shape, assigned to the territories of corridors of communication and engineering networks.
The land plots have areas of 0,5870 ha, 0,2267 ha and 0,2027 ha respectively. There are no structures on the plots. The sites are unfenced and the surface is covered with perennial grass and occasional scrub. The plot located at V. Sirokomlės str. 54A is mostly leveled and flat, the rest part is on a sloping site. An access to the site project has been prepared.
The plots are strategically located near the main roads providing good access to Vilnius city and surrounding settlements. The engineering infrastructure in the area is well-developed, with access to electricity, gas, water and sewage networks. The industrial, manufacturing and commercial facilities in the vicinity of the plots create favourable conditions for the use of these plots for business or logistics activities. The nature of the environment is an urbanised, actively developing industrial zone.
Taking into account the features of the terrain, the availability of engineering infrastructure and the specifics of the location, the appraisers consider the property to be suitable for commercial development, located in an attractive location and with potential for development.
