Purpose of the loan
Funding requires an amount of EUR 65,000, which is collected in two stages. The borrower provides long-term and short-term accommodation services for employees and workers coming to work in Vilnius. The loan funds will be used to adapt the new real estate project to the services provided by the company. The loan will be repaid by refinancing it in another financial institution or from the proceeds of the company's activities or the sale of real estate. The amount that the project owner himself allocates to this project is EUR 5,000.
About property
The property consists of three flats (see the Loan collateral section for a description of the property). The building was built in 1980, the repair works were completed in 2021. Building and apartment completion - 100%.
The apartments are located in a four-story, brick-masonry administrative building, part of which is equipped with residential premises - apartments. The building also has common use rooms, which consist of common use corridors, kitchens, bathrooms. The year of construction of the building is 1980, the year of ordinary repair is 2013-2021. Energy efficiency class of the building (its part): B (source: www.regia.lt). The completion of the building registered in the Register Center is 100 percent. A plot of land is formed under the building. The plot belongs to the Republic of Lithuania.
Description of building structures:
- Foundations - reinforced concrete;
- Walls - brickwork;
- Exterior decoration - plaster, paint;
- Overlays - reinforced concrete panels;
- The roof is plastered, covered with a bituminous coating;
- Entrance door to the staircase - plastic frames with glass units;
- The condition of the staircase is average, there is no elevator.
Description of engineering equipment, common areas and apartment decoration:
- Engineering equipment: heating - general central heating system (steel radiators are installed in the apartments); sewerage - city networks; water supply - city networks; electricity - available; gas - none; ventilation - natural air circulation.
- Interior decoration of apartments: walls - painted; ceiling - painted; floor - linoleum; entrance doors to apartments - wood veneers; windows - plastic frames with glass units.
- Interior decoration of common rooms: walls - in the bathrooms and in the kitchen: tiled, painted, in the rest of the premises: brick masonry elements, paint; ceiling - painted and suspended, aluminum frame "Armstrong"; floor - tiles, linoleum.
All the streets leading to the building are paved, easily passable by private transport. Traffic conditions for both light and heavy transport are good. Access by individual transport to the city center during peak and off-peak times is quite good, the distance to Vilnius city center is about 16 km. Parking conditions in the territory are good, parking is free, there are enough places. Access to the facility by city public transport is possible, but moderately convenient.
The property is used according to the purpose specified in the real estate register. In the opinion of appraisers, the maximum and best use of the appraised property is based on the purpose of use and method of use, i.e. for residential use and purpose.
