About the Project
The project consists of a land parcel and a renovated residential house located on it at 104 Ūtos St., Šeškai, Paįstrio mun., Panevėžys district, Lithuania. The land plot’s unique No. is 6604-0025-0121, cadastral No. 6604/0025:121 in the Bernatoniai cadastral area, with an area of 0.0509 ha, or 509 square meters. Primary intended use: agricultural; type of use: allotment garden plots. The plot was formed through cadastral surveying.
The building has been renovated and is currently used as a single-family residence. On April 15, 2026, a cadastral note regarding the building permit issued for the renovation was entered into the register. The market value appraisal report was prepared based on the specific assumption that the new cadastral data, the actual residential use, and the parameters of the renovated building will be properly legalized and registered; It is also clearly noted that if this assumption proves to be incorrect, the determined market value of the property could change.
In the summary of the market value appraisal report, the reconstructed building is already analyzed as a 107.76 sq. m single-family residential house. The project documents provide several additional area measurements. The general building specifications indicate a total area of 101.42 square meters and a usable area of 83.40 square meters, a volume of 475 cubic meters, two stories, a height of 6.76 m, one apartment, and an A++ energy efficiency class. According to the floor plan, the total area of all rooms, including an 18.02-square-meter veranda, is 119.44 square meters. The layout includes a living room, kitchen, bathroom, bedroom, utility room, veranda, and two large rooms on the attic floor.
As currently constructed, the house is a single-story structure with an attic/loft and a pitched roof. The walls are made of cinder blocks, the roof is covered with metal, the foundation is concrete, and the floor structure is wooden; interior flooring consists of tiles and parquet, the walls and ceilings are painted, the windows are plastic with double-pane glass, the doors are laminated, and there is a glassed-in terrace and a fireplace. The appraisers described the overall physical condition of the building as good. This is also confirmed by the photos provided: they show a neatly furnished living space, a kitchen area, a fireplace, a modern glass-enclosed terrace, a well-maintained lot, and solar panels installed on the roof.
The building has an autonomous utility system. Water is supplied from a well on the property via a pump; wastewater is treated in an on-site wastewater treatment plant with a capacity of 5 cubic meters per day and an infiltration well; electrical utility lines are in place. There is no mention of centralized gas, heating, communications, or stormwater drainage networks in the documentation. The design solutions call for an air-to-water heat pump for building heating, and the electrical system is connected from the meter cabinet. The submitted photograph of the utility room shows modern electrical and water equipment as well as a solar power inverter.
The lot has been landscaped and features a lawn and paving stones. The design plans call for approximately 143 square meters of concrete paving stones. The area surrounding the lot is predominantly low-rise residential development.
The best and most economically rational use of the property is its current one—for residential purposes as a single-family home. The market value appraisal report directly states that as of October 6, 2026, the property was fully equipped as a single-family home and that its maximum and best use is for residential purposes.
On October 6, 2026, the market value of the entire property complex was determined to be 175,000 EUR, of which EUR 157,500 was attributed to the residential house and EUR 17,500 to the land parcel. The revised, prudently conservative value of the entire complex is 160,475 EUR. The market value was determined using the comparative approach.
The property’s appeal is enhanced by its good physical condition, recent renovations, modern interior finishes, a glass-enclosed terrace, a fireplace, solar energy equipment, a heat pump system, a landscaped area, a paved street, and a relatively small, low-maintenance 509 sq. m. lot. The property is essentially move-in ready and does not require any significant immediate investments in finishing work.
Potential buyers include families and individual buyers seeking a modern, relatively compact single-family home in the Panevėžys district, as well as buyers who value a less densely populated residential environment and independent utility systems. The property is a detached house in good physical condition, renovated and ready for occupancy, with a well-maintained 509 sq. m. lot. The property’s technical condition and the improvements made are positive factors for liquidity.
