Objective of the loan
The total amount required for financing is EUR 286,800, which is being raised in stages. The loan proceeds will be used to finance the further development of a real estate project, namely a semi-detached residential building with commercial premises located at Stoties St. 38, Panevėžys, Lithuania, with a total area of 138.34 sq. m and a current completion level of 28%. Loan stages 1–3, amounting to EUR 198,000, were refinanced by 23 June 2026. After acquiring the property and completing part of the development works, the Borrower had the property revalued (see the property valuation report dated 3 August 2026), which established a new market value of EUR 478,000. In view of the above, the Borrower applied for additional financing for the further development of the project in the amount of EUR 88,800, while maintaining the same loan-to-value (LTV) ratio of 60%. The loan will be repaid either through refinancing by another financial institution or from the proceeds generated from the sale of the developed property. The project owner’s own contribution to the project amounts to EUR 132,000.
About the project
The project consists of an irregularly shaped, level plot of land with asphalted access roads and a two-storey, three-storey, unfinished dwelling house, with retail space, which is to be completed by the start of 2023. The building is designed as a three-storey building with attic and basement, pitched roofs. The project provides for separate entrances to the commercial premises and the residential premises. On the ground floor, the commercial premises are planned to be constructed with: a sales hall, a warehouse, an office - a household room and a staff toilet. On the first floor, there is a flat, which includes: a living room with a kitchenette, three rooms, a bathroom with a toilet, a bathroom with a shower, a toilet and a toilet. On the third floor and the attic there is a second apartment on two floors with a living room with a kitchen, four rooms, a bathroom and a bathroom. The second and third floors are planned to have glazed loggias, while the attic floor also has an open terrace. In the basement there are storage rooms, a boiler room and a fuel store. The floors are connected by a covered staircase. The basement and the boiler room have separate exits to the outside.
Because the proposed building is a corner building, the accesses to the building are planned to be accessed from Stoties and Utena streets. A separate entrance and parking for three cars is provided from Stoties Street for visitors to the shop. An entrance and parking for two cars is provided from Utena Street for residents. Landscaping, hard surfacing, vertical planning of the plot. The plot is fenced only from the adjacent residential plots, the plot is not fenced from the streets.
Electricity is to be brought to the plot via an underground cable from the KS-2787 located next to the plot. The household and stormwater networks, water supply and communications are to be connected to the street networks. A space for a gas inlet is foreseen. Heating is provided by a solid fuel boiler, but the boiler room also meets the requirements for a gas stove.Ventilation is provided by mechanical ventilation with heat recovery, each apartment will have its own separate heat recovery unit. A separate system is provided for ventilation in the commercial areas.
