Objective of the loan

An amount of EUR 115,800 is required for financing, which is being raised in stages. The loan funds will be used for the further development of a real estate project, namely a semi-detached residential house with commercial premises, located at 38 Stoties St., Panevėžys, Lithuania, with a total area of 138.34 sq. m. and 28% completion. The first stage of the loan (EUR 64,200) was funded on 2025-05-20. After completing part of the works (see photos), the Borrower revalued the property (see the property valuation report dated 2026-01-19) and determined the current market value of the property to be EUR 193,000. Taking this into account, the Borrower applied for further project financing in the amount of EUR 51,600, maintaining the same loan-to-value ratio (60%). The loan will be repaid by refinancing it with another financial institution or from the proceeds of the sale of the developed property. The amount contributed to the project by the project owner is EUR 77,200.

About the project

The project consists of an irregularly shaped, level plot of land with asphalted access roads and a two-storey, three-storey, unfinished dwelling house, with retail space, which is to be completed by the start of 2023. The building is designed as a three-storey building with attic and basement, pitched roofs. The project provides for separate entrances to the commercial premises and the residential premises. On the ground floor, the commercial premises are planned to be constructed with: a sales hall, a warehouse, an office - a household room and a staff toilet. On the second floor, an apartment with a living room with a kitchen, three rooms, a bathroom with a shower, a toilet and a toilet. On the third floor and the attic there is a second apartment on two floors with a living room with a kitchen, four rooms, a bathroom and a bathroom. The second and third floors are planned to have glazed loggias, while the attic floor also has an open terrace. In the basement there are storage rooms, a boiler room and a fuel store. The floors are connected by a covered staircase. The basement and the boiler room have separate exits to the outside.

Because the proposed building is a corner building, the accesses to the building are planned to be accessed from Stoties and Utena streets. A separate entrance and parking for three cars is provided from Stoties Street for visitors to the shop. A residents' entrance and parking for two cars is provided from Utena Street. Landscaping, hard surfacing, vertical planning of the plot. The plot is fenced only from the adjacent residential plots, the plot is not fenced from the streets.

Electricity is to be brought to the plot via an underground cable from the KS-2787 located next to the plot. The household and stormwater networks, water supply and communications are to be connected to the networks located in the street. A space for a gas inlet is foreseen. Heating is provided by a solid fuel boiler, but the boiler room also meets the requirements for a gas stove.Ventilation is provided by mechanical ventilation with heat recovery, each apartment will have its own separate heat recovery unit. A separate system is provided for ventilation in the commercial areas.

Description of the pledged property

The municipality of Panevėžys belongs to Panevėžys County and is located in the central part of Lithuania. Panevėžys is the fifth largest city in Lithuania, the centre of the county and Panevėžys District Municipality, and the largest industrial centre in Aukštaitija, which has an impact on the development of the entire region.Panevėžys is located in Northern Lithuania, in the lowlands of Central Lithuania, on both sides of the Nevėžys River, the fifth longest river in Lithuania, which divides the city into two parts: the northern part and the southern one.Panevėžys is located in a very convenient geographical location - 150 km from the two Baltic Sea capitals (Vilnius and Riga), 240 km from the ice-free port of Klaipėda, 150 km from the port of Riga.Near Panevėžys there are two private airfields: Rojūnai (16 km southwest of the centre of Panevėžys) and VšĮ "Įstros aviaparkas" (10 km north of the centre of Panevėžys). Due to its well-developed transport infrastructure, Panevėžys functions as one of the most important metropolitan centres in north-eastern Lithuania, attracting potential investors, concentrating business and industrial enterprises, and increasing job opportunities.

The pledged property is located in the north part of the city of Panevėžys, in the street of Stoties street. The mortgaged property is surrounded by detached and multi-family residential houses, commercial buildings. The distance to the centre of Panevėžys (Laisvės a.) is about 1 km. Access to the mortgaged property by asphalted roads. The property is located in the first lane of the street, visible from Stoties and Utena streets. The surrounding well-developed infrastructure ensures easy accessibility by private and public transport and pedestrians. The nearest public transport stop "Geležinkelio stotis" is ~ 160 m. The nearest educational establishments: a kindergarten is about 300 m away, a school is about 600 m away. Supermarkets are 0,3 - 2 km away (Iki, Norfa, Maxima, Lidl). The appraisers' conclusion on the location of the mortgaged property: "The location of the property is favourable from a residential point of view."

In these cases, Nordstreet informs the funders and publishes the information on the completion of the project with a smaller amount, the division of the project funding into several stages or the extension of the project funding period on its website together with other information about the project.
By investing in a project, financiers acquire rights of recourse (claim rights). Nordstreet may provide the financiers with the possibility to transfer these claim rights to other users of the platform on the Secondary Market in accordance with the User Terms.
