Pobjective of the loan
The amount of EUR 55 250 is required for the financing, which is to be raised in a single round. Part of the loan proceeds will be used to purchase a real estate property - a plot of land with the address Senasalio st. 15, Vilnius, Lithuania, area - 0,0965 ha, unique No. 4400-6092-6461, cadastral No. 0101/0158:2658 in Vilnius cadastral area, purpose - other, use type - territories of one- and two-family residential buildings, for the purchase, the other part - for the real estate project, i.e. the design of a two-family block of flats and for other works necessary for obtaining a building permit and for the commencement of the construction works. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property under development. The amount to be contributed by the project owner is EUR 30 000.
About the project
The mortgaged property is located in Senasalio street, Kalnėņai, Naujosios Vilnios micro district, Vilnius. The area is dominated by single/double-family residential development. The area offers quite attractive opportunities to use the property for residential purposes.
The land plot was formed by cadastral measurements. The shape of the plot is close to a square. The plot is covered with native grass. The plot is suitable for the construction of single-family and semi-detached dwellings. There is a municipal water supply and domestic sewage, and the ESO electricity connection conditions have been removed. The appraisers consider the location of the mortgaged property to be good.
The land plot is accessible by an asphalted road (there is a stretch of unasphalted road (~ 230 m)), the access is convenient. The plot is adjacent to other undeveloped land plots of the same purpose and to Senasalio street. The property is suitable for its intended use. The location of the plot and the nearby infrastructure have a positive influence on the development of the planned project. The plot is currently undeveloped with buildings/structures. In the opinion of the appraisers, the property forms a complete whole. The appraisers consider that the adaptation of the property to its existing use represents the maximum and best use of the property.
