Objective of the loan
The amount of EUR 756 000 is required for the financing, which is being raised in stages. The borrower is a special purpose vehicle established to develop a real estate project - a prestigious class apartment building with commercial premises and an underground car park in 30 Polocko street, Užupis microdistrict, Vilnius. The loan proceeds will be used for the development of this real estate project. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the real estate. The amount that the project owner is contributing to the project is EUR 590 000.
About the project
The project developer has currently prepared design proposals for the construction/renovation of an apartment building for the development of the land. The plans include an underground car park in the basement of the building, commercial premises on the ground floor and apartments on the remaining floors. The developer has also initiated a detailed plan preparation procedure in accordance with the current Vilnius City Master Plan.
According to the approved Vilnius Master Plan 2021, the area where the project is being developed is located in the medium intensity zone. The following land uses are possible in this area: G1 (Territories of single-family dwellings); G2 (Territories of multi-family dwellings and dormitories); K (Territories of commercial facilities); V (Territories of public use); R (Recreational territories); B (Territories of common use (of towns, cities, villages and municipalities or municipalities)); I2 (Territories of corridors of transport and engineering networks); E (Territories of individual green areas). The site has the following development regulations: maximum number of storeys of buildings - unspecified, maximum height of buildings (in metres) from the ground surface - 12, maximum intensity of development of the plot - 1, maximum density of development of the plot - 60%. Type of development: pr_u (perimeter regular (closed-plan blocks)); pr_a (perimeter regular (semi-closed-plan blocks)), mv (urban villas), vd (one-bedroom semi-detached dwellings).
The project area belongs to the Old Town district of Vilnius, one of the most beautiful and unique components of the city and its centre. It is the oldest part of Vilnius, located on the left bank of the Neris River, south of Castle Hill. Vilnius Old Town is an urban monument. In 1994, Vilnius Old Town was inscribed on the UNESCO World Heritage List as one of the most beautiful cities of the Old Continent, with the largest Baroque Old Town in the whole of East-Central Europe.
Užupis is a part of Vilnius City, covering an area of about 0.6 km². It is a relatively enclosed area, separated from the Old Town on three sides by a river and on the other by steep hills. Due to its location, the area is considered one of the most prestigious districts of the city, as it is located at a short distance from the main streets of the Old Town and has a unique landscape: it is bordered by the Vilnius Castles Reserve in the north, the Vilnia River flows along the edge of the area, and the buildings here offer exceptional panoramas of the Old Town. Over the last decade, a number of real estate projects have been carried out in Užupis, where old buildings have been reconstructed or new ones have been constructed, improving the aesthetic appearance of the buildings in the area and adding to the attractiveness of the place. The project under development is located at 30 Polocko St., close to the symbol of Užupis, the Angel Sculpture. The site is located between Užupio Street and the Vilnelė River. The surrounding area is dominated by apartment buildings with various types of commercial premises on the ground floors.
The social infrastructure in the vicinity of the project is well developed: the nearest school is Vilnius Užupio Gymnasium, the nearest pre-school is kindergarten Taškius, the nearest shopping centre is IKI stores. The nearest shopping centre are "IKI" AND "RIMI". There are also pharmacies, cafes, various clinics nearby, and the whole service sector necessary for a comfortable life can be found in the surroundings. It is a strategically convenient place to live, where you can enjoy all the amenities of the Old Town: cultural events, the magnificent architecture of the UNESCO heritage. The distance to the main streets of the Old Town - Didžioji, Pilies, Vokiečių, Vilniaus - is about 800-1500 m, and to Paupis - about 500 m.

The accessibility of the property has a significant impact on its attractiveness. The access/egress road infrastructure in the surrounding area (infrastructure of the roads connecting Vilnius to the city) is important for the buyers of the property. There are good connections to other parts of the city by individual transport, as the development is located in the central part of the city. Access to the site is possible via Užupis - Polocko streets. The nearest public transport stops are located at Polocko street, as well as at Užupio, Maironio, Olandų streets. Public transport traffic is regular, with short waiting intervals and a good choice of routes. Public transport links are good.
