Purpose of the loan

The amount of EUR 498,000 is required for financing, which will be collected in stages. Part of the loan funds (EUR 350,000) will be used for the refinancing of the existing loan, the other part (EUR 148,000) for the further development of the real estate object, i.e. for the development of a construction project of four, 4-storey, multi-apartment buildings with a garage (underground parking) Melkio st. 9, Vilnius, Lithuania. It is planned to design and obtain a construction permit document for the construction of four multi-apartment residential houses. The loan will be repaid by refinancing it in another financial institution or from the sale of assets and/or from the company's income. The amount that the project owner himself allocates to the project is EUR 550,000.

About the project

Four 4-story apartment buildings with a garage (underground parking) are being designed. 20 apartments are planned in three buildings, 5 apartments are planned for each floor, 24 apartments are planned in one building, 6 apartments per floor. A total of 84 apartments are expected to be built. In the underground floor, there are car storage spaces, perking lots, bicycle storage and technical facilities.

Each building consists of one volume of regular shape. The volume of the building was chosen taking into account the shadows cast by the light, which will enliven the facade as they fall from the projecting parts of the building. Decorative plaster of neutral colors (brown and white) is used for finishing the facades of the building. The materiality was chosen taking into account the prevailing materiality of building facades in the area.

Car storage is provided for the building designed on the plot in accordance with the applicable legislation - one parking space per apartment. A total of 84 parking spaces are provided on the plot. It is planned to store 40 cars in the underground parking lot, 44 cars in the open parking lot. In the underground parking, bicycle storage for seventeen bicycles is provided.

The planned buildings are expected to be heated with renewable energy sources, with underfloor heating with heat pumps in the house. Centralized water supply and domestic sewage treatment facilities are planned.

Structural solutions:

Foundations - reinforced concrete drilled piles (specified according to geological soil research).
Retaining structures - block masonry.
Overlays - prefabricated reinforced concrete panels.

The plot could be attractive in the market, because the location of the land plot with an area of 0.9636 ha is favorable for the construction of multi-apartment residential houses (the plot has a set usage procedure, project solutions are prepared for the construction of this plot, the project has been publicized), it has good access, the current use of the plot is registered in the real estate register purpose corresponds to its best use.

The plot (Melkio St. 9, Vilnius) is located in the Didieji Gulbinai area of Verkių borough, which is dominated by low-rise residential buildings and undeveloped plots of land. A commercial building is under construction on the adjacent plot. The nearest educational, medical, state institutions and public, social and commercial facilities are located in the nearest micro-districts of Vilnius city Santariškės and Jeruzalė.

The distance to the plot from Vilnius city center is about 17 km. The best approach to the facility is from the city center through the Jeruzalė and Santariškių microdistrict, Geležinio Vilko St., Molėtų road. and Melkio st. Approach to the plot on asphalted streets.

The infrastructure is partially developed. The area is quiet, picturesque, near the Gulbinų lake (~1.2 km).
