Loan Objective
The amount of €261,000 is required for the financing, which will be raised in 2 stages. The loan will be used to refinance an existing loan, whereby the borrower will benefit from the loan for an additional period of 16 months. The loan will be repaid from the sale of residential land owned by the borrower. The sale of the plots has already started, several plots have been sold, several more are under negotiation and the main further sales are planned for spring/summer 2026. The company has been selling plots of land in this block on a regular basis and the open market prices are fully in line with the market values set by the valuers. The loan can also be refinanced with another financial institution or repaid from the company's other income. The amount that the project owner is contributing to the project is EUR 260 000.
About the project
"Leonardo Golf Village" is a unique project in Pärnu. It consists of 10 apartment blocks and 69 private houses. It is located in a rapidly developing area and is one of the most significant new developments in Pärnu. Everything you need for life is close at hand. "Leonardo Golf Village offers a solution for a new lifestyle, a unique location in the middle of the green. Public transport 50 m, kindergarten and supermarket 300 m, golf course and beach 500 m.
The mortgaged property consists of nine undeveloped residential plots forming an integrated complex near Pärnu, Estonia. The plots are located along Loo tee and Elu tee streets, in a quiet, fast-developing residential area close to the sea and the infrastructure of Pärnu. All plots are similar in size (940-2 052 m²) and follow the same detailed plan for residential development. The area is equipped with or planned to be equipped with basic utilities, access roads and subdivision of the plots. According to the appraisals, the value of the plots ranges from €50 000 to €63 000, with an average value of around €58 000.
Together, these plots form a coherent portfolio of attractively located residential plots, suitable for both individual development and as an investment property for the development of a residential estate.
