Purpose of the loan
The amount of EUR 110 000 is required for the financing, which is raised in one stage. The loan proceeds will be used for the acquisition of real estate located at Liepų st. 21, Didžiųjų Kabiškių vil., Nemenčinės mun., Vilniaus d., Lithuania. The loan will be repaid by refinancing with another financial institution or from the proceeds of the company's rent and the sale of the real estate. The amount to be contributed by the project owner himself is EUR 70 000.
About the project
Land plot of land in the village of Didžiųjų Kabiškių, unique No 4400-1142-1880, cadastral No 4120/0100:321, with a total area of 0,1700 ha. Purpose - other (territories of one- and two-family residential buildings), type of use - residential territories, type of use - construction of low-rise residential buildings. The plot is shaped by preliminary measurements, irregular in shape, with a flat topography, fenced and landscaped with a concrete-paved parking area, a lawn, and individual trees. The plot consists of a dwelling house, a garage, two outbuildings and the foundations of a basement in the yard. There is a 0,4 kV underground electricity line.
Dwelling house (plan designation 1A1p) - built in 1978, one storey with a shelter, total area 133,45 sq.m., volume 475 cubic metres. The building is undergoing renovation - insulation of the walls and roof, replacement of plastic windows with double glazing, installation of metal insulated doors, installation of an air-to-water heat pump, typical for energy efficiency class B. The building is of brick construction, with a pitched roof, and the internal layout has been adjusted (several rooms have been combined and more spacious sanitary facilities have been added). According to the technical account file, the house consists of 19 rooms: 4 in the basement, 10 on the ground floor and 5 in the attic.
Two terraces with awnings (one glazed) are provided. The finishing work is largely complete both inside and outside, but some of the structures and finishes are incomplete: the roof is missing soffits, the exterior plastic cladding is incomplete, some of the windows have not yet been replaced. Inside, the walls, ceilings and floors are partially finished (laminate, tiles, painted walls, wallpaper, some rooms without finishes). There are two sanitary facilities, one on the ground floor, fully fitted, the other in the attic, partially completed. The renovation works carried out are considered by the assessors to increase the market attractiveness of the mortgaged house. No new cadastral surveys have been carried out.

The property is a landscaped plot of 0.1700 ha with a single-family dwelling house, annexes and infrastructure. Part of the renovation works (insulation, windows, doors, heating system, finishing) have been completed, which significantly improves the condition of the property and increases its market attractiveness, although the finishing is not yet fully completed.
