Objective of the loan
The amount of €163,150 is required for the financing, which is raised in stages. The borrower's activity is the purchase, market adaptation/development and sale of residential and commercial real estate. The loan will be used for the finishing and furnishing of the property owned by the company - a townhouse at J. Puzino st. 8 - 1, Kaunas, Lithuania, which is mortgaged against this loan. The loan will be repaid by refinancing with another financial institution or from the proceeds of the company's activities and the sale of the real estate. The amount to be contributed by the project owner is EUR 87 850.
About the property
An apartment (townhouse) with a 761/1024 share of a plot of land located at the same address in Kaunas, J. Puzino str. 8-1. Apartment (unique No 4400-5697-7088:4403): total area - 89,61 m², residential use, located in a semi-detached house (1A2/b). Construction started in 2021, level of completion - 80 %. Construction: blocks, insulated walls, metal roofing.
Land plot (unique No 4400-0959-1846): total area of 0,1024 ha, of which 0,0761 ha as collateral. The plot is classified as residential - low-rise residential buildings. The plot has been formed by cadastral surveys, easements have been established - road and utility easements.
A two-family house with separate entrances and a private part of the courtyard is planned for completion of the construction.
The property is the most suitable physical and legal parameters for the residential use - individual or two-family dwelling operation. Taking into account the infrastructure, the location, the size of the plot and the nature of the development, the best use of the property is to complete the construction works, to fully furnish the apartment and use it for living purposes, or to sell it as a new-build dwelling.
