Objective of the loan
The total financing required amounts to EUR 1,703,000 and is being raised in stages. The loan will be used to finance the acquisition of real estate comprising a land plot and an administrative building located at J. Jasinskio St. 12, Vilnius, Lithuania, as well as the related construction works. Both properties form a single integrated real estate development project. A construction permit authorising the reconstruction has been obtained. The permit provides for the development of a three-storey building with a basement and seven parking spaces, with a total floor area of approximately 866 sq. m. Loan stages 1–14, totalling EUR 1,365,000, were fully financed by 18 May 2026. Following the acquisition of the property and the completion of part of the works, the Borrower commissioned a new valuation of the property (see the property valuation report dated 30 July 2026), which established a revised market value of EUR 2,620,000. In view of the updated valuation, the Borrower applied for additional financing of EUR 338,000 for the further development of the project, while maintaining the same loan-to-value ratio of 65%. The loan will be repaid at a later stage of the development by refinancing it with another financial institution or from the proceeds generated by the sale of the developed real estate. The project owner’s own contribution to the project amounts to EUR 917,000.
About the project
The project consists of: Plot of land (un. No. 4400-0309-2000), area - 0,0527 ha, purpose - other, use - public purpose territories and Administrative building (un. No. 1094-0122-2024), existing area 378,60 m², with a reconstruction project up to ~866 m², 3 floors with a basement. The building is brick, central heating.
A major reconstruction project has been prepared, which provides for:
- complete renovation of engineering systems (heating, ventilation, electricity, plumbing);
- modern façade (glass, metal, stucco);
- upgrading the building's energy efficiency to class A++;
- conversion of internal spaces into modern offices, creative studios or mixed residential-commercial function;
- new, flexible layout solutions;
- landscaping, installation of 7 parking spaces.
After the reconstruction, the building will be a modern city centre commercial facility suitable for offices, services or a mix of residential-commercial use.
The most efficient, economically viable and in line with market trends use is the conversion of the building into residential and/or workshops, leaving the possibility to integrate commercial or service functions. This use is driven by: the high attractiveness of the location; the strong demand for central residential and mixed use; the market trend to convert old office buildings into lofts, studios, apartments; the significant economic potential of the project (prices in this segment €3,800-5,000/m²).
