The amount of EUR 977,600 is required for financing, which is divided into stages. The first 7 stages were financed until 06/25/2023. The borrower, having completed part of the work, revalued the object (property valuation report dated 10/04/2023) and determined the current market value of the property - EUR 2,080,000 + VAT. In view of this, the Borrower applied for additional financing of EUR 259,200 in stages while maintaining the same asset-to-loan ratio (47%). The loan funds will be used for real estate development. The borrower plans to build a commercial building of about 10,000 m2 and rent it out. The amount that the project owner himself allocates to the project is EUR 670,000.
The following will be built: warehouses, commercial premises, offices, exhibition premises, etc. It is also planned to rent part of the parking lot. A separate access to the Vilnius - Panevėžys highway will be installed. (Highway A2).
The borrower already has two companies interested in renting real estate, letters of intent have been signed.
The loan will be repaid by refinancing it in another financial institution, from the sale of assets or from company income.
