Description of the pledged property
The pledged immovable property is located in the city of Šiauliai, at Ežero st. 12-16, Šiauliai City Municipality, Šiauliai County. Šiauliai is the fourth most populous city in Lithuania with a well-developed urban, social and engineering infrastructure and functions as a regional centre. The city is located in the northern part of Lithuania, conveniently situated geographically, at the crossroads of international roads and railways, with an international airport in Šiauliai.
The location of the mortgaged property falls within the real estate value zone No 44.7. This is a large value zone, which covers several residential districts of the city, located at a similar distance from the centre of town. This zone has been distinguished as a separate zone due to the significant (more than 15%) difference in property prices compared to the closer city centre zones. In terms of the urban structure, it is considered to be a residential area with a stable demand.
The environment of Lake Street is characterised by a dense residential development of apartment buildings. The buildings are mostly older, some of them renovated or refurbished. The urban environment is well maintained with green areas, pedestrian walkways and parking lots. The area is considered quiet, residential and oriented towards permanent residents and families.
Connections with other parts of Šiauliai are convenient. The city centre is about 0.8-1.0 km away, making it easily accessible by car, public transport or on foot. The appraisers consider the location of the mortgaged property as good. It is a convenient, urbanised part of Šiauliai with good transport links, well-developed infrastructure and a favourable living environment, suitable for both permanent residence and rental purposes.
