Purpose of the loan
Funding requires an amount of EUR 117,500, which is divided into phases. The first 4 stages were financed until 31.08.2024. The borrower, having completed part of the work, revalued the object (property valuation report dated 04.10.2024) and determined the current market value of the property - EUR 235,000. In view of this, the borrower applied for additional financing of EUR 12,500. The loan funds will be used for the real estate object, i.e. 174.80 sq. m total area of an unfinished residential house located on Beržų st. 56, Skrabinė vil., Rudamina, Vilnius district. mun., Lithuania, for the interior decoration and maintenance of the well-being. The loan will be repaid by refinancing it at another financial institution or from the proceeds of the property sale. The amount that the project owner allocates to the project himself is EUR 70,000.
About the project
The project consists of a plot of land and an unfinished two-story block masonry residential house, marked on the plan with the index 1A2/b. The registered total area of the building is 174.80 square meters. m., volume - 731 cubic meters. m. According to the cadastral measurements file, on the first floor of the house: two unfurnished rooms (1-1 and 1-2) are registered, partitions are installed in the room (1-1), which, according to the project, form a vestibule, san. the premises of the unit and the kitchen and living room, as well as partitions installed in the room (1-2), which, according to the project, form the boiler room and garage premises; on the second floor of the building: seven unfurnished rooms are registered. Year of construction of the building: 2023. According to the construction project, the energy efficiency class of the building is expected to be A++. The completion of the house registered in the Public Enterprise Register Center is 41 percent.
Real estate is best used for its current purpose (after completion of house construction and interior finishing works). The most likely potential buyers of the property are private individuals who intend to purchase the property and use it for their own purposes (residential purpose).
The residential building is designed with traditional architecture, one-volume shape - a two-story house, four-gable volume. Brick insulated walls with decorative plaster and clinker brick-type decoration, four-gable roof, wooden rafter structures, with profiled tin-type roof covering. The building is designed by applying modern solutions of constructive and engineering parts. The compositional solutions of the building volume correspond to the purpose of the building and the character of the surrounding construction. The interior walls of the residential building are made of brick, plastered, plastered and painted. St. the walls and floors of the nodes are glued with ceramic/stone mass tiles. The plot of land is close to a trapezoidal shape, the terrain is relatively flat. The plot borders other undeveloped plots of similar or analogous purpose. Engineering networks:
- Electricity - a 0.4 kV underground line runs near the plots of land, on Beržų and Skrabinė streets, and a transformer substation is located nearby;
- Gas pipeline - near the plots of land, at 52 Beržų Street, a medium-pressure gas distribution pipeline has been laid.
