Purpose of the loan
The amount of EUR 244,000 is required for financing, which will be collected in two stages. The loan funds will be used for real estate, i.e. of a two-story recreation building and a two-story single-family residential building located on Gaukštonių str. 11, Gaukštonių vil., Vilnius district, Lithuania, for the completion of construction and finishing works. It is planned to fully implement a complex of two buildings, the total designed area of which is 1,102.56 square meters. The loan will be repaid by refinancing it in another financial institution or from the sale of assets and/or from the company's income. The amount that the project owner allocates to the project himself is EUR 300,000.
About the project
The project consists of two buildings: 962.23 sq. m two-story recreation building and 140.33 sq. m two-story single-family house. One building will have a sauna, 4 bedrooms and a ballroom that can accommodate 20-25 people. In the second building: a spacious ballroom for 150 people, a large kitchen for serving parties and 15 bedrooms.
The two-story single-family house is under construction. The total completion of the building recorded in the real estate register is 25 percent (cadastre data determination date: 2023-02-10). In the opinion of real estate appraisers, based on the property inspection data, the building's actual level of installation on 08/29/2023 is 62 percent.
Structural solutions: wall material: blocks; facade decoration: decorative plaster; type of windows: plastic with double-glazed windows; external doors of premises: plastic; chimney, ventilation system, visual assessment of condition: very good. The building is not finished. General assessment of the condition of the building: unfinished. The planning of a one-room residential house meets the needs of property users and modern volumetric - planning solutions.
The two-story recreational building is under construction. The total completion of the building recorded in the real estate register is 25 percent (cadastre data determination date: 2023-02-10). In the opinion of real estate appraisers, based on property inspection data, the building's actual installation level is 70 percent.
Structural solutions: wall material: blocks; there is no facade decoration; roof covering: metal; type of windows: plastic with double-glazed windows; external doors of premises: plastic; chimney, ventilation system, visual assessment of condition: very good. The building is not finished. General assessment of the condition of the building: incomplete construction, interior decoration of the premises - incomplete. The planning of the recreation building meets the needs of property users and modern volumetric - planning solutions.
Existing engineering equipment in the premises of both buildings: electricity, local water supply, local sewage disposal, air-to-air heating. Overall engineering rating: very good.
