Objective of the loan

The amount of EUR 1,200,000 is required for financing, which is being collected in stages. The loan will be used for the acquisition of real estate - two land plots located at the address Kaunas, Baltų avenue 87B and 87C, and for financing construction works. Both plots are located in one urban complex. According to their purpose, the plots are assigned to the territories of multi-apartment residential buildings and dormitories, their areas are 0.0920 ha and 0.0940 ha, respectively. Building permits have been received on both plots, providing for the construction of multi-apartment residential buildings - a building with a total area of 747.59 sq m is planned for Baltų av. 87B, and a building with a total area of 763.25 sq m for Baltų av. 87C. Loan stages 1 - 10 (EUR 885,000) were financed on 2026-01-14. The Borrower, having completed some of the work (see photos), revalued the object (see the property valuation report dated 2026-04-22) and determined the current market value of the property - EUR 2,000,000. Taking this into account, the Borrower applied for further project development financing, which will amount to EUR 315,000, maintaining the same property value-to-loan ratio (60%). The loan will be repaid from the proceeds of the sale of the developed real estate or by refinancing it at a later stage of development in another financial institution. The amount that the project owner himself allocates to the project is EUR 1,400,000.

About the project

The Baltų Avenue project is a new-build residential complex with commercial premises on the ground floor at 87B and 87C Baltų Ave. in Kaunas. The developer is UAB Cube REM, the project was prepared by UAB UGNIUS ir architektai (arch. Ugnius Vasiliauskas, PDV Tomas Jonaitis). Both buildings are classified as residential (3 or more apartments).

The project "Baltų Avenue" is a high quality modern residential and commercial construction project, which will create a modern, comfortable and sustainable lifestyle in Šilainiai. Both apartment buildings comply with the latest construction, energy and environmental standards and Kaunas city development directions.

The vision of the project is to create a modern, aesthetic and functional apartment complex, combining residential and commercial functions in a harmonious way, and making the buildings an attractive part of the Šilainiai community.

The project covers two plots of land located in Kaunas, Baltų Avenue 87B and 87C, with the area of the plots of land of 920 sq. m and 940 sq. m respectively. The zoning is multi-family residential buildings. The density of development is approximately 30 % and the intensity of development is 81 %. Each plot is to be developed with a four-storey apartment building of energy efficiency class A++, green areas, children's playgrounds and parking spaces.

Building architecture and functions

Building 87B Baltų av. 87B has a total floor area of 747.59 m², 10 apartments. Building Baltų av. 87C - 763,52 m² total floor area, 10 apartments. Both buildings are four storeys high, up to 13,5 m high, energy efficiency class A++, acoustic comfort class C, fire resistance class II. The ground floors are planned for commercial premises, the upper floors for residential apartments with balconies or terraces. A geothermal heating system with heat pumps and heat recovery is planned.

Territorial solutions

Both plots will be equipped with parking lots (87B - 11 spaces, 87C - 10 spaces, one for disabled persons), a 50 m² children's playground, and a green area of about 46%. Pedestrian walkways, bicycle storage, ramps and LED lighting are planned.

Architectural solutions

The architecture of the buildings is based on modernist principles - clear lines, rational form, aesthetic facade. Natural materials are used, in harmony with the surroundings, such as vertical cladding, facade panels, anthracite and wood tones. The design of the surroundings provides for green recreation areas, landscaped courtyards, ensuring good insulation and acoustic comfort.

Engineering infrastructure

The project is connected to the city's networks - water supply and sewage (UAB Kauno vandenys), electricity (AB ESO), heat supply (AB Kauno energija) and communication lines. The buildings are equipped with individual heat metering systems, heat recovery ventilation system, LED lighting, telecommunications and automation networks.

Urban integration

The project harmoniously integrates into the urban structure of Šilainiai, complementing the visual corridor of Baltai Avenue. The scale and architecture of the buildings form a modern, compact ensemble of apartment blocks, reinforcing the local identity.

Description of the pledged property

The pledged immovable property consists of two plots of land at 87B and 87C Baltų avenue, Kaunas. Both plots are located in one urban complex. According to their purpose, the plots are classified as territories of multi-family residential buildings and dormitories, with an area of 0,0920 ha and 0,0940 ha respectively. Both plots have received building permits for the construction of multi-family residential buildings, with a planned total floor area of 747,59 sq. m in Baltų Av. 87B and 763,25 sq. m in Baltų Av. 87C. The projects are classified as new construction and envisage modern architectural apartment buildings with parking spaces, disabled access and modern engineering systems.

The mortgaged property is located in the Šilainiai micro-district of Kaunas, one of the most actively developing parts of the city. Šilainiai is characterised by a well-developed residential and engineering infrastructure, convenient access to the city centre and main highways. The plots are located in Kaunas city real estate value zone 15.14, which is dominated by dense residential development, good transport links, developed public transport routes and a rich network of services and trade.

Baltų avenue is one of the main transport arteries of the city, connecting Šilainiai with the city centre and with the route of the western bypass. The distance to the city centre is about 5 km, 10-12 minutes by car. Nearby public transport stops ("Baltų pr.", "Milikonių g.") provide convenient access to the centre of Kaunas, the Old Town, Laisvės alėja and Aleksotas district.
