How to read these figures
  • Actual default rate shows the share of loans that were performing at the beginning of an observation window and defaulted during that window. The rate is calculated separately for each of the three non-overlapping 12-month windows, and the table shows their arithmetic average.
  • Loans observed is the number of loans forming the basis of the calculation (the denominator), summed across all windows. A loan that was performing at the beginning of several windows is counted in each of them. It includes loans repaid during a window; loans with no payment scheduled during the window are excluded.
  • Of which defaulted is the number of those loans that had a default event during the window, summed across all windows (the numerator). Each loan is counted once.
  • Expected default rate is based on the actual default rates of the same risk category over the past 36 months. Where fewer than 30 loans were observed in a category, the expected rate cannot be lower than the actual default rate of the whole product (all categories combined). In any case it cannot be lower than a conservative minimum value. The assumptions are set out under “Summary of assumptions”.
  • The rate by number of loans is calculated using the methodology laid down in Regulation (EU) 2020/1503. The rate by loan amount is published by Nordstreet additionally, on its own initiative.
  • Where there were no observed loans in a risk category, “–” is shown instead of a rate.
Definition of default
A loan is considered to be in default when the loan agreement is terminated. The loan agreement is terminated where the borrower breaches material terms of the agreement – by significantly delaying payments or failing to perform other contractual obligations – and does not remedy the breach within the period specified in Nordstreet’s notice. Following termination, Nordstreet commences debt recovery.
The date of default is the date on which the loan agreement is terminated. Loans that are in arrears but whose agreement has not been terminated are not included in this indicator; their share is shown in the portfolio overview.
Calculation methodology
The calculation uses non-overlapping 12-month observation windows. The rate for each window is calculated as follows:
  • denominator – the number of loans that, on the first day of the window, belonged to the relevant risk category and were performing on that day. This number does not change during the window;
  • numerator – the number of those same loans that had at least one default event during the window. A loan is counted once;
  • loans with no payment scheduled during the window under the payment schedule are excluded from the calculation;
  • a project financed in several stages is treated as one loan: the reference date is the funding date of the first stage and the risk category is that of the first stage.
The published rate is the arithmetic average of the rates of all windows. An observation period of not less than 36 months is used.

Summary of assumptions

Basis of calculation. Expected default rates are based on the actual default rates of the same risk category — the arithmetic average of three non-overlapping 12-month observation windows over the past 36 months. No trend extrapolation or forecasting model is used.

Minimum values. Where a risk category had no observed loans, or its actual rate is below the value stated below, a conservative minimum assumption is applied: for real estate secured loans A – 1%, B – 3%, C – 5%, D – 8%; for business loans A – 2%, B – 4%, C – 5%, D – 8%. The expected rate equals the higher of the two values: the actual rate or the minimum value. These values are set by Nordstreet and are not prescribed by law.

No adjustments. Rates are not smoothed across risk categories. Where a lower-risk category shows a higher rate than a higher-risk one, it is presented as such — this reflects the actual data, not a calculation error.

Risk categories. A loan is assigned to a risk category under Nordstreet's risk management framework. The category in force on the first day of the observation window is used.

Unit of calculation. The rate is calculated at loan level, not project level. A loan financed in stages is treated as one loan, with the funding date of the first stage as the reference date.

Data limitations. A 36-month observation period is used. In some risk categories the number of observed loans is small, so a single default event can materially change the rate. Where a category had no observed loans, no actual rate is presented.

Recovery figures. The share fully recovered and the average recovery period are calculated only from the loans included in the number of defaulted loans. Recently terminated loans have not yet had time to be recovered, therefore these figures are conservative.
