Loan purpose
The amount of EUR 35 250 is required for the financing, which is raised in one stage. The borrower has been granted a loan of EUR 117 500 for the development of this property, which has been funded until 11/10/2024. The borrower has revalued the property after completing part of the works (property valuation report dated 04.10.2024) and has established the current market value of the property at EUR 235 000. The borrower applied for an additional loan of EUR 35 250. The loan will be used for the interior decoration and landscaping of the immovable property, i.e. an unfinished residential house with a total area of 174,80 sq. m, located at Beržų g. 56, Skrabinės k., Rudamina sen., Vilniaus r. sav., Lithuania. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property. The amount to be contributed by the project owner is EUR 70 000.
About the project
The project consists of a plot of land and an unfinished two-storey dwelling house of brick masonry construction, marked 1A2/b on the plan. The registered gross floor area of the building is 174,80 sq.m., According to the cadastral measurement file, on the ground floor of the house: two unfurnished rooms (1-1 and 1-2) are registered, the room (1-1) is equipped with partitions, which, according to the project, form the form of a vestibule, a bathroom and a bathroom. On the second floor of the building: seven unfitted rooms registered. Year of construction: 2023. According to the construction project, the building is expected to have an energy performance class A++. Completion of the building is 41 % as registered at the Centre of State Registers.
The property is best used for its current purpose (after completion of the construction and interior fitting out of the house). The most likely potential purchasers of the property are private individuals who intend to purchase the property and use it for their own purposes (residential use).
The residential building is designed in a traditional architectural style, with a single volumetric form of a two-storey house, with a four-sided volume. Insulated brick walls with decorative plaster and clinker brick type finishes, four pitched roof, wooden rafter construction, with profiled tin roofing. The building is designed with modern structural and engineering solutions. The compositional solutions of the building volume correspond to the purpose of the building and the character of the surrounding development. - Electricity - a 0.4 kV underground line passes close to the land plots in Beržų and Skrabinės streets, as well as a transformer substation in the vicinity;
- Gas pipeline - a medium pressure gas distribution pipeline is located in the vicinity of the land plots, in Beržų street 52.
