During the execution of this project, the Borrower shall be entitled to replace the collateral, i.e. the real estate mortgaged with a first ranking mortgage, with an equivalent one, as indicated in the Property Valuation Certificate of the Real Estate Valuation Report No. 122190 VAT_2024 GDR VHAN, which is attached to this project (see Documents), the value of which is equal to or greater than the value of the item to be replaced.
Description of the Pledged Real Estate
The Pledged Real Estate is located in the territory of Vilnius district municipality, in the territory of the Rieste elderly municipality, in the village of Asiūklė, at the address: Brukni g. 2, 4, 6, 8, 10, 12, 14, 16, 18, 20, 22, 24.
The mortgaged property is located in the Riese municipality, Asiūklės vs, in the territory bounded by Asiūklės street and undeveloped territory. The mortgaged property is situated in a picturesque location, in a block of land plots intended for the construction of single-family/twin-family dwellings, surrounded by wooded areas. The immediate vicinity of the mortgaged property is dominated by detached and semi-detached dwellings and plots of land developed for residential use. On the other side of Asiūklė Street is a block of sub-divided residential houses. Approximately 1,5 km to the south-east is the HBH restaurant, with restaurants nearby: "A little further on is the territory of Verkiai Regional Park. The nearest supermarket is 8 km away, on Molėtų plente, where there is an IKI store, a post office, several catering establishments, Gintarinė vaistinė, and a Circle K petrol station. In Didžioji Riese, about 6.5 km away, there is also a grocery store MAXIMA X, a grocery store in Vilnius Riese St. Riešės Gymnasium, kindergarten "Riešiukas" and Riešės Family Clinic.
The mortgaged property is located approximately 1 km from the Molėtai highway. The mortgaged property is accessible by asphalted streets and a dirt road. The property is approximately 20 km from Vilnius city centre. Access to Vilnius city centre and other districts by private transport is considered to be good due to the nearby Molėtai highway. Public transport links are less convenient due to the distant public transport stop and the low number of buses.
The property's value is positively influenced by the fact that it is well connected to the city of Vilnius and the other settlements of the Vilnius district by private transport. The mortgaged land plots are located in an emerging neighbourhood, in a picturesque location, surrounded by wooded area. The value of the property is also positively influenced by the fact that the mortgaged property has good accessibility. The value of the mortgaged property is negatively affected by the currently underdeveloped social infrastructure.
In the view of the valuers, the mortgaged assets (each plot of land) form a complete whole, the use of the mortgaged assets for residential/other purposes (construction of a residential house (single/double-detached)) is the maximum and best use of the mortgaged assets, and therefore their current/planned use is the maximum and best use of the mortgaged assets.
The mortgaged assets have potential for development. The plots of land can be used for the construction of a dwelling house (single/family house). As the current/intended use of the mortgaged property is the maximum and best use, alternative uses would not be the most efficient/profitable use of the mortgaged property.
