Purpose of the loan
The borrower needs an additional 6-month term for the implementation of the project, therefore the refinancing of the existing loan, whose term expires on 03/24/2024, is announced, thus the borrower will use the loan for an additional 6-month term.
The amount of EUR 333,000 is required for financing, which will be collected in two stages. The loan funds will be used for real estate, i.e. of two service buildings on Vanagine Sodų 4th street. 2B, Vanagines village, Riešės mun., Vilnius district, for construction and installation works in Lithuania. It is planned to build 3,260 sq. m. total area of two commercial buildings. The loan will be repaid by refinancing it in another financial institution, from the sale of assets or from company income.
About the project
The project is two commercial (service) buildings on Vanagine Sodų 4-oji street. 2B, Vanaginė village, Riešės mun., Vilnius district, Lithuania. The useful areas of the buildings under development are: 1,740 sq. m. and 1,520 sq. m. The area of the land plot - 9,882 square meters. 80 parking lots are designed on the plot. The planned buildings are 1-storey with mezzanines (~6.5 m high).
Access to the plot is from Vanaginė Sodų 4th street according to the solutions of the detailed plan. Molėtai highway is accessed by the designed section on the northern side of the plot, Molėtai highway is exited in the southern part of the plot, where the entrance to Molėtai highway is currently being designed.
The service buildings consist of automated goods reception/dispensing rooms, administrative rooms and introductory engineering premises. All rooms will be managed through a mobile application. Each room is accessed directly from the outside through a door in the gate. In the premises of common use, there will be a WC adapted to for people with disabilities, an administrative room for the maintenance of the premises, the introduction of engineering networks. Building structures - metal frame on reinforced concrete piles, walls and roof - multi-layer panels. All premises will be equipped with engineering networks (electricity, water, sewage, alarm system).
The project is located in the village of Vanagine, which is located at the northern border of the city of Vilnius, south of the settlement of Didžioji Riešė. Part of the settlement falls within the territory of the city of Vilnius, part within the territory of the Vilnius district. The settlement is located on the A14 Vilnius-Utena road. The western side of the A14 is home to garden communities with many residential houses but also the remains of old garden houses. On the eastern side of the A14 road, various companies are located in farm buildings, a new apartment block "Naujosios Santariškės", a new 16,640 sq. m shopping center (Vilnius, Dangeručio St. 1).
The distance to the central part of the city of Vilnius (Saltoniškiu ring) is about 9 km. The nearest micro-districts of the city of Vilnius are Visoriai, Bajorai, Santariškės and Jeruzalė. The distance to them is about 2.5-4 km. The mentioned micro-districts have all the social infrastructure. The plots are located next to the busy street of the city of Vilnius - Molėtai highway. There is a direct access from Molėtai road. Easy access to Vilnius city center and other parts of the city during off-peak hours. There is a public transport stop nearby. A promising area - many new commercial-residential facilities are planned to be built nearby.
Service buildings are a park of small (42 - 69 m2) functional spaces with direct access in Vilnius, intended for both small businesses and private individuals for the realization of hobbies. Spaces are suitable for: electronic stores - mini-distribution, contactless collection/delivery of goods, display of goods, showing samples to customers and ordering, provision of services - small production, repair, processing (furniture, wood, metal, electronics, etc.), equipment installation, rentals for items - tools, bicycles, motorcycles, etc.
