Objective of the loan
The financing requires an amount of EUR 200 000, which is raised in stages. The company is finalizing a project for the construction of an A++ energy class apartment building at 21 Jono Puzino Street, Vilnius. The loan will be used for the completion of the landscaping works, the installation of the remaining carports, and the payment to the electricity distribution operator for the introduction of a fixed electricity supply. The loan will be repaid by refinancing with another financial institution or from the proceeds of the sale of the property. The amount that the project owner is contributing to the project is EUR 2 280 000.
About the project
An A++ energy class multi-family residential building project is being completed in Vilnius, 21 Jono Puzino Street.
This apartment building consists of eight separate apartments connected by parking awnings. All apartments are on two floors with a basement and a serviceable roof. The total area of the apartment is 1 430 m2 of which 500 m2 are basements. The apartments range in size from 170 m2 to 200 m2. The apartment building is being built on a plot of 24,50 acres located near a forest. The surrounding plots are predominantly low-rise.
Building structure: pile foundations; monolithic basement walls; all slabs monolithic; external walls of the first and second floors made of silicate blocks; walls of the superstructure on the roofs made of fibo blocks; plastic windows and terrace doors of A++ energy class; facades are insulated with 30 cm EPS70, roofs with 40 cm EPS100; facade finishing with Elastolith finishing tiles; internal partitions made of double g/k.
The whole apartment block is surrounded by a fence forming an enclosed area with a children's playground. The driveway and pavements are paved. At the entrance to the territory of the apartment there will be a charging station for guests' electric cars. The apartment is connected to the city water supply and sewage network.
A new asphalted Jono Puzino street from P. Vaičaičio street has been built to the apartment building.
The actual completion of the apartment building is 85%, The following works have been completed: plastered walls, plasterboard partitions; concreted floors with heating system pipes; electrical cables to sockets and switches; recuperation system with ventilation ducts and recuperator installed; each apartment has a 31 - 48 m2 serviceable roof with a wooden pergola; each apartment has a covered parking space for two cars next to the apartment with an electrical outlet for connecting an electric car charging station.

Developer of the apartment project is UAB Fenolita. The company's experience in development of construction projects. The company was responsible for the organisation of design works, obtaining the building permit, supervision of construction works, search and selection of subcontractors.
For the most responsible construction works the company hires only licensed and experienced companies: UAB Statybų taktikos grupė, UAB Stropus, UAB Konkretus, UAB Ideali apdaila, UAB Lanreta, UAB Statome Vilnių, etc. The total cost of this project is EUR 3,025,000 incl. VAT.As of 15 April 2025, construction works for EUR 2,280,000 incl. VAT have already been completed.
For the sale of the apartments, a contract has been concluded with the real estate brokers Urban Estate, who are taking care of the advertising and sales strategy.
